How does property valuation work?
We work with the comparative value method, which we have found to be very good in our many years as real estate agents in the Wiesbaden area. This means: We compare your property with a sufficiently large number of objects that have been sold recently. In doing so, we rely on the anonymized, certified purchase contracts of the official property valuation committees. However, since properties are never absolutely identical, deductions or surcharges are used, which, among other things, take into account the following points:
- Location quality- e.g. proximity to infrastructure, schools, shopping opportunities or the attractiveness of the residential environment.
- Construction type and equipment- from the building substance used to energy efficiency to equipment features such as underfloor heating or high-quality sanitary equipment.
- Condition of the property- such as year of construction, renovation and modernization status, as well as the general maintenance condition.
- Property characteristics- size, layout, orientation and usability of the property.
- Market development- current price developments in the real estate market and demand in comparable segments.
